The Supplier, TwentyCi Data Ltd, supplies the valuation report. The report uses the below attributes. The data is based on values for the Agent from various sources and is recalculated regularly.

Definitions

  • New Instruction: Properties that had been newly listed for sale with an Estate Agent (EA).

  • SSTC (Sold Subject To Contract): Properties that had a sale agreed between a buyer and seller and therefore marked as “Sold Subject To Contract”.

    Postcodes are split into levels; area, district, sector, and individual postcode.

  • Postcode Area: Postcode area is the largest geographical unit of the postcode and is generally one or two alphabetic characters that match the area. For example, Milton Keynes is MK, Liverpool is L Southampton is SO, South West London is SW.

  • Postcode District: Postcode district is the next section of the postcode; it is one digit, two digits or a digit followed by a letter. For example, MK5, L4, SO14, SW1A.

  • Postcode Sector: Postcode Sector is the part of the inward bound code, which is made up of a single digit, for example, MK5 8, L4 0, SO14 5, SW1A 0.

Valuation Report Attribute Calculations:

Ranking against other agents: This attribute ranks a brand’s performance against its competition. The highlighted bar will show where that agent ranks. These results can be filtered by two different statuses; either SSTC or New Instructions. The user can also filter by price and type of property. This data covers the last year from the report date. These results vary based on the type of report selected. For example, if a region report has been, this will compare the EA against people within the region.

SSTC percentage: This value is based on properties that have a sale agreed (SSTC) divided by the number of properties newly listed (New Instructions). This data covers the last year from the report date. These results vary based on the type of report selected. For example, if an area report has been, this will compare the EA against people within the area.

Percentage of Price Achieved (PIPA): The percentage of an Agent’s first listing of the property versus the price the property transferred ownership from HM Land Registry. This data covers the last year from the report date. These results vary based on the type of report selected. For example, if a district report has been, this will compare the EA against people within the district.

Time to agree to sales: The value is based on the number of days taken to agree to a sale of a property of the specific agent against other agents. These results vary based on the type of report selected. Data supplied in conjunction with the HM Land Registry over the past 24 months.
