Or worse - you're standing in someone's kitchen, mid-valuation, and they want to know why your price differs from the online estimate their nephew found. You need evidence. Now.
That's why we rebuilt Search from the ground up. Search AI is loaded up with all TwentyEA property market data, so it’s ready to assist you with whatever burning questions you may have.
But wait… our new AI chatbot isn’t the only update! We’ve also introduced some other improvements. Read on to see what’s new…
Search has had a makeover
If you’re familiar with our Search tool, you’ll know that when you look up a property, you can see its full listing history, including the dates it was listed, any price changes, when it was SSTC, exchanged, withdrawn or fell through. It provides information on which estate agent listed the property and the price it was marketed at. Search also dishes up a valuation range using our highly accurate automated valuation model, helping agents to price more precisely. A Google Street View of the property makes it easy to check the property’s exterior and surroundings without leaving your desk. Alongside this, Search provides the DNA of the property, allowing you to view many of its attributes. These include:
- Tenure
- Property type
- Decade built
- Room information
- Garden information
- Floor area
- District
- Local Authority
- Energy supply
- Energy rating
- Property risks

Alongside the slicker new look, we’ve also included some additional features that are available for agents as add-ons.
NEW FEATURES FOR SEARCH AI:
AI chatbot
As mentioned above, our AI-powered chatbot is designed to make exploring our property data faster, easier and more intuitive. Ask questions on listing history, pricing trends, demographics and more. The AI chatbot finds the answer you need in seconds, removing any technical barriers to insights and encouraging curiosity. Below are some examples of how you can use Search AI’s chatbot:



With the chatbot, agents can have stronger and more credible conversations with vendors and secure their position as the local expert. The tool provides everything an agent needs to value the property effectively and match it to their database of potential buyers.
Market Statistics
The new Market Statistics section provides an overview of the sales and lettings performance within the postcode district over the last 365 days. Find out:
- The number of instructions
- The number of sales agreed
- The number of lets agreed
- Time to sell
- Time to complete
- Percentage of asking price achieved
- Price per square foot
- Average rent in the area

The section also includes our Likely-to-Sell AI model, SellScore. This is an additional add-on that you can include with your subscription. If you’re not familiar with SellScore, we give every property in the UK a score on how likely it is to sell should it come to market. The lower the score, the higher the chance of it selling. The example below shows this property scoring 7, indicating a very high likelihood of selling if it were listed.

The model is built using our database and powered by AI. It assesses thousands of metrics, including demographic banding, location issues, property attributes and local sales trends to provide a reliable SellScore. Agents can use this insight to prioritise listings and protect against risk by charging upfront marketing fees on properties less likely to sell.
In the example above, you can also see our Likely-to-Instruct model Forecast. The above property has a score of 14, where the lower the score, the higher the chance it will be listed for sale in the next two months. By knowing which properties are likely to come to market, agents can market to these properties, reducing marketing waste on properties that have no intention of listing and increasing their chances of winning valuations before competitors. Likely-to-Rent works on a similar basis,
By combining both models, you’ll have the full picture: the likelihood of a property coming to market soon and its chance of selling.
Comparables
We’ve also added a new comparison section that makes it easier to see how a property stacks up against similar homes in the local area. When you search for a property, you can now view comparable homes, including what they were listed for or sold for. This gives you immediate context on pricing and market trends, along with solid evidence to present to vendors and potential vendors. Agents can quickly assess value, spot patterns and make more informed decisions, without the need to manually hunt for data. Click on any comparable properties to view their full property attributes.
